What you said
A clean, comfortable hotel at a reasonable price. A splendid old building suffering from its somewhat rundown surroundings.

The hotel is based on an industrial estate next to a housing estate this is not what I would have called a city location

The hotel is a former working men's hostel and it still has that sort of feel. The water in the shower was not hot. It took them half an hour to send someone and I was told that the water would take 5 mins to heat up. It was hot....by the following morning.

The hotel is not very central to Birmingham town centre and not exactly walking distance, and you would not want to walk as the area is not good. The hotel service was terrible and the decor shabby. The room itself was small and dark and nothing like the picture posted on the website. The heater in the room looked like if turned it on, it would have burst into flames and if it had you wouldn't have been able to get yourself outside because the corridors were so warren-like and the exit doors so badly sign posted you would have lgot lost. The room itself felt as if someone had died in there and smelt nasty. Needless to say we did not stay and checked out once we found somewhere else to stay. Even though we lost our money it was worth it just to not have to stay in that hotel and that horrible room.
