This hotel was very central, just off princes Street and right by North Bridge and Waverley Station - about 10-15 minutes walk to the castle and other old town attractions. The restaurant served good food but had a very limited menu really. Breakfast was very good but quite pricey. The room was nicely furnished and very clean but it was much smaller than I would have expected and the bed was quite small. The atmosphere of the hotel felt very professional and business like but perhaps not really friendly - perhaps better for business travellers than for leisure travellers?

Having arrived for Hogmanay on a late flight from London, the disappointment started at the reception which was less than welcoming. Bellhops need not apply!
The room was smaller than expected for a Deluxe and could barely contain the King Bed (to fulls pushed together and kept in place by the bedding. Not at all comfy as they fight to get away from each other throughout the night).
Then there was the heat. I know it was freezing outside but did we really have to roast? And not a thermostat in sight.
Any attempt to reach staff by phone was hit or miss at best. Almost all calls to room server went unanswered. We had to call the front desk (at times, no answer there either) who would ask us to call the bar where the order would be taken and passed on to room service.
The food itself? Don't bother. You're better off with the Burger King nearby or the Mickey D's a little further away. It really was bad enough to drive me to write my first ever review of a hotel.
Overall, never again. Perhaps, if one were on a business trip overnight and was tired enough to pass out immediately and check out first thing in the morning (breakfast isn't worth it either).....nah, give it a miss.
There's surely better in Edinburgh.

We stayed Bed & breakfast at the King James for 3 days (Fri. 15th. -18th. January). We were a little worried after reading reviews but in our opinion we found the Hotel, staff and food to be excellent. We were'nt in the hotel in the evenings so cannot comment re: dinner or bars. The location cannot be bettered. Don't hesitate to use this hotel if visiting Edinburgh

We have not yet been to visit the King James but I had to write a review about our booking experience. My wife booked a room at this hotel and after I explained that I would be working on the date that she had booked, my wife rang to try to cancel the booking. This was no more than 10 minutes after booking the room. The agent that we booked through spoke to the Duty Manager of the hotel who explained that the reservations department was only open 9-5 and that she would leave a note for them asking them not to process the order (which hadn't been processed or even received at that point). My wife then rang the agent at 9 the next day who spoke to the reservations department who were extremely rude to him and unhelpful and refused to not process the booking without charging the full room rate. My wife then rang the hotel directly and was spoken to in a disgraceful manner by the Duty Manager (who raised her voice to shout over the top of her) who would do nothing at all, despite the hotel having been informed virtually immediately after the booking being made. They are completely unreasonable and only want to rip people off.
We probably will not visit the hotel, but we will not be cancelling our room, since they have charged the full price to my credit card already.
Don't book here, the customer service is truly appalling!

I booked this hotel as a romantic weekend away and a birthday treat for my Girlfriend.On arrival at 4pm we were given our room number looking forward to a romantic time we dashed up to our 4 star deluxe double room which i had paid extra for only to find twin beds!!!!! Great start i thought so off down in the lift we went thinking a mistake had been made passing the cleaners who were still cleaning rooms while people who had just arrived were trying to get in their rooms? At reception there was a queue of people checking in so had to wait in line again thinking dont worry it will all be sorted, When we did get to speak to one of the two people on reception (one was being trained which slowed things down , we explained what i had gone on to be told that when booking its not a garantee to get a double???????? as we were there several other couples were coming down complaining of the same thing ( is there a pattern forming here??) i explained that as it was a romantic birthday treat double beds are an essential part of the weekend but was told sorry but its all they had. i stayed calm and nice and spoke politely to the male receptionist and asked if we could be moved the next day and was told yes so we thought great at least we would have one night in a double. back in our twin room it was like a oven it was that warm and the radiator stiff so no control. out for a few drinks i said a meal a few drinks and back to the oven for midnight, the road noise was loud to say the least and rowdy crowds going past till gone two and then they all seemed to come to our corridoor till gone 4am so much for romance!!! Anyway we were movig to our double executive suite. We were like young lovers on collecting our new keys our cases had been moved for us which i thought great things are on the up. we got to the room and yess a double bed but wouldnt say executive but as it was a free upgrade who cares a Double bed yahoo we hugged romance after all jumped on the huge double bed ONLY TO FIND TWO TWINS PUSHED TOGETHER!!!!!!!!! and you guessed it the room like an oven and still very noisey we gave up and vowed never to stay hear again we could have got better service and a double bed in a travelodge. So if you want a dissapointing room that is red hot single beds and loads of noise this is the place for you!!!. I know this hotel is in a city centre so will be noise etc but it is supposed to be 4 star yes it looks great in reception but as i said we were not the only ones to complain and they just kept blaming last minuet dot com This is just my review about what happened you may be lucky and get a room you thought you had booked and it being at room temp etc We wish you luck and i recommend ear plugs just incase.
