"dont bother with this hotel"

First of all the staff are lovely, welcoming and very helpful. The hotel though is off very poor standard as is the spa, You should expect more from a £30 per night B&B. The hotel is in desperate need of modernisation, will not be returning to a hilton.

I had rather mixed expectations after reading previous reviews. However, my overall experience was positive. The room was fine if not great - certainly very clean. I ate in the bar in the evening and although there was not a huge choice the food I had was freshly cooked, very tasty and good value. Breakfast was excellent with lots of choice. However, i was glad I was eating early as the queue to get in to breakfast as I left was very long and the staff did look a litlle harassed. However, I must comment on the staff in general. In all parts of the hotel they were very friendly, helpful and professional.

I've read some of the reviews and was hoping that I wouldn't experience some of what people have described. Unfortunately this was not the case. The room was tiny and tired and needed a bit of TLC. It was hot and stuffy and on trying to work the air con, we found that no air was coming out of the vents. There was also very little water pressure and would take about ten seconds to come out from the bathroom sink. Even when it did it was barely a trickle which was then reduced significantly further by other guests using their bathrooms in the morning. I spoke with reception about our aircon problem and a couple of minutes later someone came up with a fan we told him our problem and he sent up a maintenance guy who mentioned that this section of the hotel, the air con had not worked in over a year. Seriously, how can you be selling rooms that are so lacklustre and the facilities don't work? Even though it was so cold outside it was so hot in the room and you could barely open the window to let some fresh air in. Since it was a bit late and all we wanted to do was sleep we just used the fans - I think they are used to complaints about these rooms. We also had dinner which was fairly unimpressive as well but breakfast had a good range and was delicious. If I am in Brighton again, I will NOT be staying at this hotel.

As I say, great location, and finally the rooms are getting a desperately needed make over and modernising. Staff are always generally pleasant and the breakfast is superb with the egg man whipping up any style and pancakes. You need to book a deluxe room to benefit from new one, otherwise you will get older style, I think they gives these gratis to Gold/platinum HHonors members. Rooms are always clean and bed ever so comfortable.

Nice old building, comfortable bed and cold and noisy room with a sea view. Not really a good value for money in my opinion. I couldn't sleep due to constant noise. I would expect better double glazing. Very friendly staff.
